So I got an email back from the seller, and it looks like pretty much everything I was worried about?
Don't need to worry. The people there are chill. The HOA is chill. Pencil drawings of what you want to do with the yard? just fine.
With regards the spraying, because that was in fact my biggest trepidation: it happens about twice a year, you are given plenty of notice, and they tell you what they are spraying with. She didn't recall exactly what it was, but told me that she'd looked it up when they first moved in, and it is a reasonably non-scary spray, as such things go, and that she and her family had never had problems with it.
Also, our agent got a notice from the bank (the first one, not the second one) that things have been pushed up to the next level, so things are moving. Slowly, but they're moving.
